We are seeking an exceptional No. 1 Site Manager / Project Manager to oversee the delivery of prestigious luxury residential construction projects across Hampstead and North West London..

This is an opportunity for a highly experienced construction professional with a passion for architectural excellence, refined detailing and uncompromising standards of craftsmanship.

Taking ownership of projects from pre-construction planning through to completion and final handover, you will lead the day-to-day delivery of bespoke residential developments, ensuring every element is executed to the highest standards of quality, programme
and budget.
The successful candidate will combine strong technical and commercial expertise with outstanding leadership skills, a meticulous eye for detail and the ability to manage complex projects

Primary Duties

• Take full ownership of the successful delivery of luxury residential construction projects.
• Lead site teams, specialist subcontractors, suppliers, consultants and client representatives.
• Develop, manage, and regularly update the programme, ensuring milestones are met.
• Control project costs, monitor expenditure, manage variations, and protect the agreed budget
• Chair and lead commercial and progress meetings with the internal team, clients, and project stakeholders
• Prepare clear agendas, reports, minutes, and action lists, and follow up to ensure actions are completed
• Coordinate design information, technical queries, RFIs, approvals, and procurement.
• Plan and manage labour, materials, plant, logistics, and subcontractor sequencing
• Maintain exceptionally high standards of workmanship, quality control, and presentation.
• Ensure all works comply with drawings, specifications, building regulations, and relevant statutory requirements.
• Lead health and safety management on site, ensuring risk assessments, method statements, and site issues are handled clearly.  
• Maintain accurate site records, progress reports, change records, and handover information
• Manage snagging, commissioning, client inspections, and final handover
